Lenders, servicers, loan pool purchasers/sellers and government agencies are ordering hundreds of thousands of Broker Price Opinions and appraisals every month. Many times, multiple BPOs are ordered and wide spreads in value estimates occur often. Which value is right: the one that says the property is worth $185,000 or the one that says it is worth $110,000?
With our desktop value reconciliations, we jumpstart and enrich the process by delivering relevant local data to the appraiser’s desktop, including subject prior sales/listings, transaction types and physical characteristics.
Some reconciliation products stop at analyzing only source documents and use a “hunt and peck” approach to searching third party data. CI Reconciliations subject value estimates to analytics derived from and review assisted by independently selected comparables and local market trends and indicators.
This allows us to independently verify listing and sold comparables used by brokers or appraisers as well as research the listing and sold history of the subject property. This approach has helped our clients avoid the under valuations and over estimations that are occurring frequently in the millions of rapidly changing, micro real estate markets throughout the US.
